Petition Opposing the Special PUD Amendment Case # 2024-0032  
Pratt Land Development Company
for property located at 6107 Hixson Pike, Hixson, TN 37343


This petition is made available, to voice opposition to the above referenced PUD amendment, for residents of the Valleybrook / Windbrook / Tuscany Place community and any residents of the Hixson community.

I, the undersigned, being either an owner of property in the Valleybrook / Windbrook / Tuscany Place community and/or a resident of the Hixson community, oppose the special request to amend the PUD in Case # 2024-0032, which would allow the approved density to increase from 6 units per acre to 8 units per acre for the parcel of land located at 6107 Hixson Pike. 

I oppose this special request for several reasons:

The increase in density increases the probability that the units will be rental units with a lower price point,
which will affect the value of my property as a homeowner in Valleybrook / Windbrook / Tuscany Place neighborhood at a time when the community and golf course are experiencing revitalization and improvement.

I am
concerned about the probability of increased noise and the ongoing water control problems caused by the new development.

I oppose having a dog park and garbage collection facilities in the area directly adjoining property owned by homeowners in our Valleybrook / Windbrook / Tuscany Place neighborhood. This will be unsightly, noisy and smelly.

The development is situated directly adjoining a number of our homeowner's property lines. Without a proper buffer zone, the neighborhood and golf course site lines will be negatively affected.  There has to be a formal plan for planting large trees, evergreens, or something similar to help buffer this development from Valleybrook, Windbrook, and Tuscany Place.

As a Hixson resident, I am concerned that the increase in residential density will create additional traffic problems and congestion in an area that has experienced tremendous growth over the past 12 months. 


We have other developments near our Valleybrook / Windbrook / Tuscany Place
neighborhood, such as the Pratt development, Nestledown Subdivision, that remain unsold and undeveloped. It is hard to understand the reasoning for building something that will be rental units located right next to an iconic, historic neighborhood in Hixson. Valleybrook is the heart of the Hixson community, and allowing densely populated communities right next door seems unwise.
